First of all, congratulations on your admission. As long as your school provides you with accommodation that meets the standards (i.e., at least 9m² for one person), it’s a good thing for you, as you will be close to the campus. You shouldn’t have a visa refusal because of the accommodation.
Can you make your own irrevocable transfer certificate? Why not? As long as you have the necessary amount, nothing stops you.
You mention reason 4, have you already had your Campus France interview? For me, the first question you should ask yourself beyond #reason-4 is this: what will you do if you don’t get the visa? And it’s a very important question, which should help you decide.

Hello, I would like to know if the rent fees are included in the notice. Indeed, my housing costs amount to 580 euros. I am wondering if I need a notice of 580+350 or just 615.
All your monthly expenses are supposed to be covered by the AVI if it’s your only means of proving your means of subsistence in France during your studies, so yes, rent is included in the AVI.
