2023 Study: Student Accommodation in France - Trends, Budgets and Challenges

With the current economic uncertainties, difficult access to housing remains a major concern for students ahead of the September 2023 term. The study by LocService.fr, based on around 90,000 offers and requests for student accommodation over the past 12 months, reveals the student rental market in France in 2023. Students favour studios or T1 apartments, while shared accommodation is losing popularity. The average budget for student housing is €648, but it varies by region. The average rents for different types of student accommodation in France are also detailed.

Among student cities, 9 of the 10 most expensive are located in Île-de-France, with Paris being the most sought-after destination, followed by Lyon, Lille, Montpellier, and Bordeaux. The data shows that the phenomenon of rent decreases in the Paris region after the COVID-19 pandemic has stabilised and the region is regaining attractiveness.

Families remain the most common guarantors for students, while the Visale guarantee is also used. The rental market is tight due to various factors, such as moving out of the family home, stricter loan conditions, and reduced mobility, making the search for housing more difficult for students.

In Clermont-Ferrand, for example, student housing represents more than 69% of the budget for those without access to university residences managed by Crous. Clermont-Ferrand is the 38th most expensive city among 47 university cities in France. Nevertheless, the city offers advantages to students, such as proximity to nature, a friendly atmosphere, and a varied educational offer.

The University Clermont Auvergne hosts more than 38,000 students, offering over 210 degree courses. The city also houses renowned engineering schools. Regarding student rentals, Clermont-Ferrand ranks among the cheapest cities in France, with an average rent of €409 per month.
